Backstage Construction Update – July 2 – 8, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade, July 2 – 8, 2016

The installation of the exterior finishes on the tower fins and podium is proceeding well. 

The installation of the mast climber on the east side of the tower is almost completed and the crew responsible for the installation of the substrate for the porcelain tile on the west side will be moving to the east side. A second crew will be added to carry on with installation of the porcelain tile on the west side.

There will be a mobilization of a Toro Aluminum crew on site next week to remove and replace the damaged frames and glass on the southeast corner on the podium caused by the January fire. This process will take a few weeks.

Suites though-out are being readied for inspections next week and the next phase of occupancies take place the week of July 11^th ( a total of 26).

Work is also being carried out in the main lobby to prepare for the installation of the mirror detail on the north side of the lobby.

Backstage Construction Update – June 25 – July 1, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade, June 25 – July 1, 2016

Exterior work at the backstage takes another step forward as a tower hoist or mast climber is being built on the east side of the tower in preparation for the installation of porcelain panels on the fins.  Porcelain tile installation continues on the west side of the tower and is now up to approx. the 7^th floor. Stucco work is underway and continues this week on the northeast side of the podium.

The outdoor amenity space on the podium deck is being waterproofed and its surface is being prepared for the installation of pavers and landscaping. 

Interior work this week sees the return of drywallers and related trades permitting work to resume in the unfinished amenity areas and the lower suites.

Residents have started parking on the first 3 levels that were opened up last week.

Backstage Construction Update – June 18 – 24, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade, June 18 – 24, 2016

Progress is being made on the east face of the podium with the limestone cladding installation. Further along the east wall the stucco exterior has been started and is starting to take shape.

At the west end of the tower the porcelain tile is starting to work its way up the building (examples pictured below).

The drywallers are back to work and are proceeding to play catch up within certain areas of the interior with a particular area of focus being the lobby.

A mobile crane has arrived on site to start with the erection of the mast climber to facilitate the installation of the porcelain tile on the fins.

Parking on the first three levels will now be initiated to allow residents in Backstage to park their vehicles on the premises.

Backstage Construction Update – June 11 – 17, 2016

Interior work at Backstage remains slowed down by the ongoing drywall strike.  On the positive side other trades not affected by the strike are caught up with their work.

On the exterior the front elevation of the podium caulking has been in-progress this week at the limestone joints. As well, the porcelain tile has started and can be seen on the west elevation beside the lobby entrance off Yonge Street. Stucco work has begun on the exterior wall between Backstage and Green P.

Where possible, inside the building, construction crews are working on suites which were previously not sold and hoist suites on the east side of the tower, installing the kitchens and flooring where the main drywall work has already been completed.

Backstage Construction Update – June 4 – 10, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade, June 4 – 10, 2016

Work at Backstage continues to progress at a steady pace. On the north face of the podium construction workers are caulking the stone joints. On the west face of the tower work is ongoing to prepare for the installation of the porcelain tile that will clad the “fins” that rise the full height of the building. 

The ongoing labour disruption in key trades, such as drywallers, continues to slow finishing work for suites that were not completed prior to strike action commencing. 

There is ongoing preparation and testing for the parking levels. Crews have worked with City of Toronto staff to complete some of the key tests. Formal inspections for the parking levels are expected to be completed by mid-June.
