Backstage Construction Update May 28 – June 3, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade May 28 – June 3, 2016

Work continues to progress on the exterior cladding at Backstage. Starting Monday, the installation of porcelain tile on the “fins” on the west side of the tower will commence, depending on weather conditions. 

The installation of  limestone cladding continues on the north face of the podium, and will soon begin on the west side of the building.

Backstage has been approved for occupancy for “Hoist Suites” on the east side of the tower, from the 9th to 19th floor.  Unfortunately there are areas which are still on hold due to the ongoing labour action by key unions, slowing progress on finishing interiors, such as some of the podium suites and indoor amenity areas. The outdoor amenity area on the podium deck will see work commence in the coming weeks, we will have updates on this in the near future.

The L tower crane was successfully removed on May 18th. This effort required many hors of skilled and challenging work to accomplish by the dedicated construction team. The final phases of remaining exterior work will now be the focus of work at the L Tower. We will post a new update on June 1.

  • Windows will be installed in the areas where the strut supports for the crane had been attached to the building. 
  • Sidewalk work will follow once all exterior work is completed.
  • The maintenance platform on the top floor will be completed in the coming weeks.
  • The NW plaza at the Sony Centre will continue to worked on and is set to open later this year.

With the L Tower crane removed, remaining exterior work includes completing windows where the struts were attached and finsihing the sidewalk areas once that work is done.

This is a construction update for Backstage Condominium, 1 The Esplanade May 21 – 27, 2016

Work at Backstage in the past week was slwed from th contnuing labour action by the drywall and tiling unions. The road closure for the removal of the L Tower’s crane also had an impact.  Work continues to progress on the north face of the podium and the west face of the tower.

Traffic topping (waterproofing) on the ground floor parking garage and the main drive entrance concrete was completed. The lines have been painted for the parking on Levels 1 and 2. 

Inside the building some wallpaper is continuing in the corridors and with more suites being prepared for occupancy inspections next week.

Update May 17, 2016

The vehicular Road Closure continues Wednesday, May 18 2016 for the eastbound lane on The Esplanade from Yonge Street to Scott Street. A possible extension to Thursday May 19 may occur if required. We will have an update tomorrow on the 18th. 

Work is progressing on taking down the L Tower crane with the job and cab components coming down this afternoon. 

As work continues tomorrow, May 18: 

  • Pedestrian access will remain open to Yonge Street on the south side of The Esplanade. 
  • There may be short term disruptions to pedestrian flow as active crane work occurs. 
  • The City of Toronto has issued a road closure
    permit for this work.

A mobile crane is required to remove the remaining sections of the tower crane. The vehicular road closure is required to permit the mobile crane to be delivered, installed and removed.

Update May 16, 2016

Vehicular Road Closure RESCHEDULED  Tuesday May 17 & Wednesday, May 18 2016 on The Esplanade from Yonge Street to Scott Street, with a possible extension to Thursday May 19 if required. 

The mobile crane company had an emergency today and were not able to deliver the crane to the site. Work will now commence on Tuesday, May 17. Please check back for updates.

Backstage Construction Update May 14 – 20, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade May 14 – 20, 2016

On the west side of the tower, workers are still preparing the substrate (metal supports) for the porcelain tile which will cover the “tower fins;” a sample of the porcelain is shown below. The installation of the porcelain tile should begin, depending on weather, within a couple of weeks.

Limestone cladding work is progressing well on the north elevation of the podium.

The ground floor traffic topping (waterproofing) is complete. Painting lines on the ground floor parking garage will begin once the topping is fully cured. This work should get underway this coming week.

L Tower crane removal update May 6 2016

L Tower construction information 8 The Esplanade – L Tower  Update May 6, 2016

The tower crane is coming down in sections this week. This work will continue through the week. The Esplanade remains open to eastbound traffic there may be temporary interruptions to vehicular traffic for safety reasons when crane sections are lowered to the curb. Pedestrian access to Yonge Street is unaffected, however when sections are being lowered to the sidewalk, pedestrians may be directed to walk on the south side of the street. 

When the crane removal reaches the 17th floor, a mobile crane will be required to take the remaining sections down.

To permit the mobile crane to be delivered, installed and removed, a vehicular road closure from Scott Street to Yonge Street along The Esplanade will take place from May 16th through May 18th. 

We will post more specific details of the road closure next week.

Construction crews are continuing with the stone on the front face of the podium and the tower stone brackets on the west side of the tower. On the interior waterproofing the grey surface for the parking level is ongoing and will be complete in a couple of weeks. Occupancy has now been approved for 35th and 36th floors. 
Work is proceeding more slowly in the amenity areas. Much of the interior work in remaining on the lower floor suites and amenity areas has been delayed due to a strike by the drywall and tiling unions.

The tower crane is coming down in sections this week. This work will continue through the week. The Esplanade remains open to eastbound traffic with only minor temporary interruptions for safety reasons. Pedestrian access to Yonge Street is unaffected, however when sections are being lowered to the sidewalk, pedestrians are directed to walk on the south side of the street. 

When the crane removal reaches the 17th floor, a mobile crane will be required to take the remaining sections down. To permit the mobile crane to be delivered, installed and removed, a vehicular road closure from Scott Street to Yonge Street along The Esplanade will be required. Construction managers are meeting with City of Toronto staff this week to confirm those dates. Deputy Mayor McConnell’s office is being kept informed. 

We expect to have an update on road closure by Friday.  Please check back for updates.
