L Tower construction information 8 The Esplanade – L Tower  Update April 29/16

The derrick has been successfully installed at the top of the L Tower. The north sidewalk along The Esplanade has been taped for safety reasons in preparation for taking down the tower crane.  We expect that there will be a vehicular road closure between Scott Street and Yonge Street in the latter part of next week in order to facilitate the removal of the tower crane. 

We will have an update next week.  Please check back for updates.

Tower Crane:

The exterior tower crane will begin being removed this coming week. As noted above we expect there will be a vehicular road closure between Scott Street and Yonge Street to enable a mobile crane to put on site and to ensure a safe removal of the tower crane.  The mobile crane will be used to lift and remove sections of the tower crane.

Sony Centre NW Plaza

Work on the northwest plaza of the Sony Centre, immediately north of the L Tower is underway and will continue through the spring. Once again we’ll post updates here once they become available.

Backstage Construction Update April 30 – May 6, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade April 30 – May 6, 2016

Progress on exterior work was slowed by the poor weather in the past week. The southeast balcony railing installation has begun is already about ½ way down the building; work continues on the balcony railings this coming week. On the interior, wallpapering has been completed up to the 35th floor. Kitchens arrived for suites from 7th floor to 3rd floor and are being installed. The ground floor entrance lobby stone has been installed and the construction team is will be working on the other finishes throughout the building in the coming week.

Backstage Construction Update April 23 – 29, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade April 23 – 29, 2016

Work on the exterior envelope is progressing at Backstage.  The stone supports are continuing to be installed along the west side of the site. Railings have arrived for the southeast balconies and installation has begun and will continue through the coming week. Inspections for the 35th and 36th floors started April 22 the building inspector will be continuing inspection work this coming. Wallpaper is now complete up to 35th floor and carpeting is complete up to 34th floor.

The tower crane remains in-place as the final work continues on the 60th floor to install the permanent rooftop maintenance unit. 

We expect to have more information next week on timelines for the lowering and removal of the tower crane.  Please check back for updates.

Tower Crane:

The exterior tower crane will remains up as work work to complete the the permanent maintenance platform for the building is underway. Completed delivery and installation of the derrick which will be used to move the final sections of  the maintenance platform into place is expected soon. Once it is ready, it will be lifted to the top of building by the tower crane. 

Once the tower crane’s final major job is completed the process of lowering it and taking it away will begin. 

We expect to have a more precise update on progress and timelines the week of April 25th.

Backstage Construction Update April 16 – 22, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade April 16 – 22, 2016

Exterior construction work at Backstage this coming week is focused on the continuing placement of limestone cladding on the north and west exterior walls on the podium.  The west side of the tower will be prepared for the installation of limestone cladding. 

Backstage’s interior continues to near substantial completion with wallpapering completed to the  31st floor and carpet installed up to 32nd

The next round of of suites are being prepared for the occupancy on floors 35 and 36. The amenity areas are in progress with boarding and tapping.

Overall:

The building is substantially occupied though move-ins continue at L Tower. Suite and interior work continues on the few remaining unfinished units.

The tower crane remains in-place as the final work to install the rooftop maintenance unit is underway but has not yet been completed. We expect to have an update in the latter part of the month on timelines for the lowering and removal of the tower crane.  Please check back for updates.

Backstage Construction Update April 9 – 15, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade April 9 – 15, 2016

In the past week construction efforts have faced a few slowdowns on the exterior due to the unseasonable weather. Even with these conditions, the Limestone is continuing to be installed up the North face of the building. The porcelain tile cladding of the ‘fins’ on the West side of the tower is also continuing.  Railing glass has been completed at the Southwest corner of the tower and these railings have been inspected, and passed. 

On the interior, suites have been completed up to the 34th floor.  The Kitchens are in on 35th and 36th with flooring work in-progress.  Building occupancy inspections for the 31st to 34th floors are currently in-progress with the various consultants and the Building Inspector. These should be completed this coming week. Move-ins will follow for the units that have been completed and successfully inspected.

Backstage Construction Update April 2 – 8, 2016

This is a construction update for Backstage Condominium, 1 The Esplanade April 2 – 8, 2016

With the improving weather the installation of limestone cladding has been progressing on the north face of the building. Cladded the west elevation ‘fins’ is underway and continues through the week. On the southwest corner by the railway corridor, railings with tempered glass are being installed on the balconies. In the northeast corner of the building Toro Aluminum is installing the balance of the balcony ‘wing’ windows. 

Kitchens and appliances have been installed from the 8th floor to the 34th floor along with the hardwood flooring. Corridors and elevator lobbies have been wallpapered and flooring installed up to 31st floor. Residents have moved in (or are moving in) up to the 30th floor. There will inspections in the coming week in preparation for the next set of move-ins to floors 31 – 34.
