Backstage Construction Update November 28 – December 4

This a construction update for 1 The Esplanade, Backstage condominium – for November 28 – December 4, 2015.

Exterior work at Backstage on the balconies and the podium continues this week and through December. Principle work on the ground floor parking garage should be completed this week. The Hoist (external elevator) will be taken down this coming week. The Hoist will be removed in sections through the building and loaded onto trucks. There will be no deliveries this week.

8 The Esplanade – L Tower Saturday, November 28 – December 4, 2015.

The canopy along  Yonge and The Esplanade has been painted and the glass has been installed on the Yonge Street side. The glass installation will be completed on The Esplanade edges this coming week. There may be temporary impacts on The Esplanade and Yonge Street sidewalks; paid duty officers will be on hand as required.

In addition to the now installed canopy lighting and temporary lights around the fencing at the base of the tower crane, there will be new street lamps installed by Toronto Hydro along The Esplanade between Scott Street and Yonge Street. Toronto Hydro. It is expected that the permanent street lights will be installed in the first quarter of 2016. In the meantime The L Tower construction management team will install interim street lighting to enhance the evening light levels and replace the temporary lights in use now.

This a construction update for 1 The Esplanade, Backstage condominium – for November 23 – 27, 2015.

Exterior work at Backstage on the balconies and the podium continues this week. Work on the ground floor parking garage is also proceeding with this week. The internal elevators are all commissioned but work continues on fitting out their interiors. The external hoist remains in use for construction purposes. Deliveries occur daily, including kitchen cabinetry for the 33rd and 34th floors.

8 The Esplanade – L Tower Saturday, November 23 – 27, 2015.

The canopy along  Yonge and The Esplanade is in the process of being painted and having framing and then glass installed. There will be temporary impacts on The Esplanade and Yonge Street sidewalks; paid duty officers will be on hand as required. 
The L Tower crane remains up in order to complete the final installation of the permanent maintenance platform.  Currently we expect the crane to remain up into December and possibly January. We will post updates as they become available.

Backstage Construction Update November 20 – 21

This a construction update for 1 The Esplanade, Backstage condominium – for November 20 – 21, 2015.

The temporary lighting has been added this past week along the Backstage construction fence line illuminates the walkway on the south of The Esplanade.  Podium work continues over the next few weeks as insulation then the exterior cladding will be installed. Work on the ground floor parking garage is proceeding with work on Saturday and next week. We will post next week’s full schedule on Monday, November 23.

L Tower November 20 – 21 update

8 The Esplanade – L Tower Saturday, November 20 – 21, 2015. UPDATE

The L Tower canopy is being painted and the framing for the canopy glass is being installed. Work will continue next week and we will post an update on Monday. The work requires a partial closure of the Yonge Street sidewalk but a temporary walkway is available for pedestrian use and Paid Duty Police Officers are on-site when required.

The recently installed canopy lighting illuminates the sidewalks on The Esplanade and Yonge Street. L Tower construction staff continue to liaise with Toronto Hydro in respect to the installation of the street lamps that will run along The Esplanade. We will post updates on the timing of their installation when it becomes available.

The L Tower crane remains up in order to complete the final installation of the permanent maintenance platform. Currently we expect the crane to remain up into December. Lighting has now been installed in the canopy along Yonge and The Esplanade and temporary lighting has been added to the fence at the base of the crane.

The L Tower construction management team is working with Toronto Hydro to move forward the installation of lamp standards on the north side The Esplanade between Scott Street and Yonge Street. The work is the responsibility of Toronto Hydro but efforts are being made to move the process along to ensure adequate lighting for pedestrians on this section of street. We will post new information here as it becomes available.

L Tower November 7 – 14, 2015 – updated

The L Tower crane remains up in order to complete the final installation of the permanent maintenance platform. Currently we expect the crane to remain up into December.

Alfredo Romano, president of Castlepoint Numa was quoted in the November 6 issue of the National Post in respect to the L Tower crane:

Alfredo Romano [explained to the Post that the] … existing derrick [the small crane on the roof] does not have the capacity to do the job it was installed to do. …

To fix the problem, the developers plan to use the massive exterior crane —  the one that snakes up the side of the building [pictured below] — to remove the derrick and replace it with a more robust one.

The new derrick will then be used to install a huge building maintenance unit on top of the tower, allowing workers to take down the main crane and complete work on the exterior.

The existing derrick should come down this month, Romano said, with the new one scheduled to go in by December. If all goes well, everything should be done on the tower next spring.
